What Baltimore homeowners say

★★★★★

Steve and his team did a great job on my kitchen remodel. Sergio and Frank were respectful and did clean, quality work. From the demo phase to installing cabinets, granite and plumbing, the process went smoothly. The kitchen looks great and I will be going back to these guys for more work in the future!

★★★★★

Monarch Bay did an incredible job with the complete renovation of our master suite bathroom. All the old fixtures, cabinets, tub, shower, toilet, walls and flooring were removed and an extraordinary new bathroom resulted. We told them what we wanted and the team delivered. Our bathroom is stunning. We highly recommend Monarch Bay Renovations.

★★★★★

Steven and his team completed a 3-level renovation of my newly purchased home. They took the time to ensure my vision was possible and within budget while keeping quality. Even after construction was completed they were just as attentive, answering any questions I had. I would choose Monarch Bay for any of my future renovation needs.

In-house lead crews

A general contractor that actually runs the job

Monarch Bay Renovations is a licensed Baltimore general contractor. We remodel kitchens and bathrooms, finish and underpin basements, build decks, and take whole houses down to the studs and back. Framers, finish carpenters, tile setters, and painters are on our payroll, so the crew that starts your job is the crew that finishes it. No mystery subs, no handoffs, no waiting two weeks because someone didn't show.

We've worked Baltimore rowhomes and older suburban homes long enough to know what's behind the walls before we open them: the cast-iron stack, the knob-and-tube someone never finished pulling, the joist that's been wet under a leaking toilet for ten years. We flag the likely surprises on the first visit so the price we quote is the price that holds.

What it costs to remodel in Baltimore

We quote off a walkthrough, never a phone call, and we put real numbers on the table instead of a vague range. Here's where most of our work lands.

  • Kitchens, $19K to $35K. Cabinets, granite or quartz, LVP floor, electrical, plumbing, paint, and install. See kitchen remodeling.
  • Full bathrooms, $15K to $19K. Tile, vanity, fixtures, waterproofing, exhaust. Glass enclosure is a $2,200 add-on. See bathroom remodeling.
  • Powder rooms, $6K to $9K. A small room done right, start to finish.
  • Basements, $12K finished or $45K to $65K all-in with underpinning. See basement remodeling.
  • Gut rehabs, $50K to $150K. Whole-house rebuilds, mechanicals to code. See full gut rehabs.

For the long version of how every number is built, the pricing page lays it out line by line.

How we run a project

You get a written estimate within 48 hours of the walkthrough. Once you sign, we pull the permits under our MHIC license and meet the city inspector ourselves, so you never call the permit office or sit on hold. Demo and rough-ins happen first, then inspection, then the room goes back together. If we hit something behind the drywall, you get a change order with a price before we touch it. The final walkthrough is with the same person who quoted the job.

Where we work

We're based in Southwest Baltimore and do most of our work within about twenty miles: Baltimore City plus Baltimore, Anne Arundel, Howard, Harford, and Carroll counties. That's contractors in Canton, Federal Hill, Hampden, and Fells Point, plus the suburbs out to Towson, Catonsville, and Pikesville. Staying local matters on a renovation. When something needs a second look, we're fifteen minutes away, not pricing fuel time into your estimate.

Licensed, insured, and easy to check

We're Maryland licensed (MHIC #149066), fully insured, BBB accredited, and Google Guaranteed, with 40 reviews and a 4.6 rating. You can verify the license yourself on the Maryland Department of Labor site. Before you hire anyone in Baltimore, ask for three things: an MHIC number you can look up, a current insurance certificate, and a real address. If any of those is missing, keep looking.

General contractor questions, answered

How much does it cost to hire a general contractor in Baltimore?

We don't charge for a quote or a walkthrough. Project costs depend on scope: kitchens run $19K to $35K, full bathrooms $15K to $19K, basements $12K finished or $45K to $65K all-in with underpinning, and gut rehabs $50K to $150K. We give a written number after we've seen the room, not a phone-call guess.

How do I find a good contractor in Baltimore?

Check three things before you sign anything: an MHIC license number you can look up on the Maryland Department of Labor site (ours is 149066), a current insurance certificate, and a real business address. If a contractor can't produce all three, keep looking.

Do you pull permits and handle inspections?

Yes. We pull every permit under our MHIC license and meet the Baltimore City or county inspector on site. You never call the permit office or wait on hold. Most plumbing, electrical, and structural work needs a permit; a cosmetic refresh usually does not.

How fast can you start?

Most jobs start within two to four weeks of contract signing. You get the written estimate within 48 hours of the walkthrough, and we give you a real calendar before demo day.

Do you use your own crew or subcontractors?

Our framers, finish carpenters, tile setters, and painters are on payroll. We bring in licensed specialists for some electrical and HVAC, but the core crew that starts your job is the crew that finishes it.

What areas do you serve?

Baltimore City plus Baltimore, Anne Arundel, Howard, Harford, and Carroll counties. We do the bulk of our work within about twenty miles of our Southwest Baltimore shop.
