Monarch Bay Renovations

Our Process · 8 Steps · Call to Keys

From your first call to your three-year warranty.

How we run a Monarch Bay Renovations project. Same playbook every time, for every customer.

The 8 Steps

Same playbook. Every project.

Eight steps from first call to three-year warranty. What you do on the left. What we do on the right.

  1. 01

    The First Call

    What you do

Call (443) 602-9300 or book a walkthrough online.

    What we do

A senior project lead picks up — not a phone tree, not a rotating sales rep. We ask five questions to scope the visit and put you on the calendar within 48 hours.

  2. 02

    The Walkthrough

    What you do

Show us the space. Tell us what you want done and what you want to keep.

    What we do

We come to the property in person. 60–90 minutes. We measure, photograph, look at the rough-in conditions, and pressure-test the wish list against what the structure will allow. Free. No obligation.

  3. 03

    Scope + Real Number

    What you do

Read it. Push back. Ask questions.

    What we do

Written scope of work and a line-item budget within 48 hours of the walkthrough. Real numbers, not "starting at." Signed by Stephen, binding for 30 days.

  4. 04

    Design Decisions

    What you do

Pick the cabinets, the tile, the countertops, the floor — at our pace, not under pressure.

    What we do

For kitchens, baths and basements: a showroom visit at 1430 Joh Ave, Suite G to put hands on real materials. Optional in-house 3D walkthrough render so you can see the finished space before signing.

  5. 05

    Contract + Schedule

    What you do

    Sign once.

    What we do

One contract, one number, locked start date. We pull the permits. You get a project schedule with milestone dates and a private project link to weekly photo updates.

  6. 06

    Build

    What you do

Live your life. Reply when we ping you on selections.

    What we do

Our W-2 crews self-perform roughly 80% of the work. Daily photo updates posted to your project link. Weekly check-in calls or texts — whether you ask or not. If a date slips, we tell you the day we know.

  7. 07

    Walk + Punch

    What you do

Walk every room with us. Point at anything that bothers you.

    What we do

Final walkthrough with you on-site. We document the punch list with dates. Punch closes in 5 days, max.

  8. 08

    Three-Year Warranty

    What you do

Live in it. Call us if something goes sideways.

    What we do

Workmanship warranty for three full years. Warranty issues are responded to in 48 hours and resolved within a week.

How we're different from a typical GC

Fewer hand-offs. Fewer surprises.

Most GCs

  • Phone tree → sales rep → estimator → project manager → crew
  • "Starting at $XK" pricing
  • Subs the framing, drywall, paint, and finish to whoever's cheapest that week
  • You chase the change order

Monarch Bay Renovations

  • One project lead from call to completion
  • Real number within 48 hours — written, line-item, signed by Stephen
  • W-2 crews self-perform ~80% of the work. You meet the crew on day one.
  • Change orders documented + priced in 24 hours, not approved without your signature.

What you walk away with

Documents in your inbox, not promises in the air.

  • After Step 2 (Walkthrough)

A 1-page scope summary with a rough range, emailed within 24 hours.

  • After Step 3 (Scope + Number)

A line-item scope of work and budget, signed by Stephen, binding for 30 days.

  • After Step 4 (Design)

Optional 3D walkthrough render for kitchens, baths and basements — see the finished space before contract.

  • After Step 5 (Contract)

A signed contract, a permit log, a project schedule with milestone dates, and a private project link to weekly photo updates.

  • After Step 7 (Final Walk)

A punch list with dates, a workmanship warranty document, and a final invoice tied to milestones.

Honest read

What we won't do during the process.

  • Show up without permits when permits are required.
  • Ghost you between phases — you get weekly updates whether you ask or not.
  • Add change orders without your written approval.
  • Sub the work to whoever's cheapest that week. You meet the crew on day one.
  • Hide the timeline if something slips. We tell you the day we know.

What Baltimore homeowners say

★★★★★

Steve and his team did a great job on my kitchen remodel. Sergio and Frank were respectful and did clean, quality work. From the demo phase to installing cabinets, granite and plumbing, the process went smoothly. The kitchen looks great and I will be going back to these guys for more work in the future!

★★★★★

Monarch Bay did an incredible job with the complete renovation of our master suite bathroom. All the old fixtures, cabinets, tub, shower, toilet, walls and flooring were removed and an extraordinary new bathroom resulted. We told them what we wanted and the team delivered. Our bathroom is stunning. We highly recommend Monarch Bay Renovations.

★★★★★

Steven and his team completed a 3-level renovation of my newly purchased home. They took the time to ensure my vision was possible and within budget while keeping quality. Even after construction was completed they were just as attentive, answering any questions I had. I would choose Monarch Bay for any of my future renovation needs.
